System Specification

We determine the number of plies, membrane type (SBS vs APP), and installation method based on your building, occupancy, and insurance requirements. Fire regulations may dictate self-adhered vs torch methods.

Deck & Substrate Preparation

Remove existing roofing or prepare for recover. Install new insulation to meet energy code requirements, with tapered boards for positive drainage to all drains and scuppers.

Base Sheet Installation

The base sheet is mechanically fastened or adhered to the substrate. This first layer establishes the foundation for the multi-ply assembly.

Cap Sheet Application

The modified bitumen cap sheet is torch-applied, self-adhered, or hot-mopped over the base sheet. Seams are heat-welded for waterproof continuity across the entire roof.

Flashing & Detail Completion

All walls, penetrations, drains, and edges receive multi-ply flashing treatment. The completed system is inspected and photographed for warranty documentation.

Torch application is safe when performed by trained professionals following fire safety protocols. However, for occupied buildings, buildings with combustible decks, or properties where open flame is a concern, we offer self-adhered and cold-applied options that eliminate the flame risk entirely.

SBS (rubber-modified) stays flexible in extreme cold — ideal for the GTA. APP (plastic-modified) is more UV-resistant and better for hot climates. For Toronto-area roofs, we almost always recommend SBS for its superior cold-weather performance.

A properly installed 2-ply SBS modified bitumen system lasts 20–25 years in GTA conditions. 3-ply systems can exceed 30 years. The multi-ply redundancy means the system degrades gradually rather than failing suddenly.

In many cases, yes. Modified bitumen is compatible with existing BUR and other modified bitumen systems. We evaluate the existing roof condition, insulation R-value, and total assembly weight to determine if a recover is appropriate, potentially saving you tear-off costs.
